Elgin County is the approval authority for plans of subdivisions and condominiums. An application guide on how to apply for a plan of subdivision is available on the County of Elgin's website.
Plans of Subdivision typically deal with the creation of multiple lots and/or blocks and involve the construction of streets/roads on a large vacant parcel of land.
Plans of Condominium come in a number of different forms. It is recommended that property owners consult with a qualified individual familiar with the process.
Application fee for a plan of subdivision or condominium is $5,600 to the Municipality of West Elgin (see Fees and Charges By-law). There may also be other financial obligations that will be required throughout the planning process, including, but not limited to, legal and peer review costs.
Application fee for an amendment to a plan of subdivision or condominium is $3,000
Additional application fees are required by the County of Elgin.
(PLEASE NOTE: AS OF JULY 1, 2022 WEST ELGIN WILL ALSO BE COLLECTING A REVIEW FEE ON BEHALF OF THE LOWER THAMES VALLEY CONSERVATION AUTHORITY. THIS FEE IS BASED ON THE TYPE OF APPLICATION. PLEASE CONSULT WITH STAFF PRIOR TO SUBMISSION TO DETERMINE THE APPLICABLE AMOUNT.)
Planning Pre-application Consultation is required prior to application(s) submission with the County of Elgin, Municipality of West Elgin and applicable agencies.
